Crawl space French drain system

Key Components of a Crawl Space Drainage System

1.  French Drain: We dig a trench around the perimeter of your crawl space, line it with geo-textile fabric to avoid clogging, filled with gravel to facilitate water flow, and equipped with a 4" perforated pipe to divert water away from your crawl space.

2.  Drainage Matting: MiraDRAIN Dimpled plastic matting is installed beneath the vapor barrier on the floor and extends 6"up the foundation wall; this drainage matting aids in directing water flow from the wall to the drainage system, ensuring effective water management.

3.  Vapor Barrier: A Heavy-duty polyethylene plastic sheets, 20 mil thick, is installed on the crawl space floor and walls to prevent moisture entry. This work in conjunction with the drainage system, which is essential for maintaining dryness.

4.  Sump Pumps: Essentially, a sump pump is a specialized device installed in a pit, or sump basin, dug into the lowest part of the crawl space, functioning primarily to prevent flooding and excessive moisture buildup.

When rainwater infiltrates the crawl space or when the water table rises, the sump pump is activated, automatically collecting the excess water that collects in the pit.

Once the water level reaches a predetermined height, a float switch triggers the pump to begin its operation, drawing the water out of the crawl space through a discharge pipe that directs it away from the foundation of the home.
